Contract Manager
AKA “The Chaos Coordinator”
Born in Atlanta, Georgia
Raised on Lake Sidney Lanier
Currently based in Oakwood, Georgia
Kristin Sullivan is the behind-the-scenes force that keeps real estate transactions organized, deadlines on track, paperwork moving, and everyone pointed toward the closing table.
As a Contract Manager, Kristin manages the many moving pieces that happen between contract and closing. From tracking important dates and documents to coordinating with agents, clients, lenders, attorneys, appraisers, and vendors, she helps create a smoother experience for everyone involved.
Around the team, she’s known as “The Chaos Coordinator” because when a transaction has 47 moving parts, three deadlines, two attorneys, an inspection report, an appraisal, and a lender asking for one more document, Kristin is usually the person keeping it all together.
Her background brings a unique mix of organization, communication, customer service, writing, operations, and problem-solving to every transaction.
Kristin is a graduate of Clemson University with a Bachelor of Arts in English and Organizational Communications. Go Tigers! 🐅
Before entering real estate transaction coordination, Kristin built a diverse professional background that included:
• 5+ years as an Executive Administrative Assistant within printing, software, and IT companies
• 15+ years of experience in research, development, marketing, copywriting, and voice-over work
• 25+ years in the restaurant and food and beverage industry, including consulting
• Ownership and operation of an American-Irish neighborhood tavern
Growing up as the daughter of a pilot and flight attendant also gave Kristin an early appreciation for travel, people, communication, and adapting when plans change. Skills that surprisingly come in handy in real estate.
When she isn’t coordinating contracts and chasing deadlines, Kristin enjoys creating art from recycled materials and finding creative ways to give something old a new purpose.
Kristin’s role is simple:
Keep the details organized.
Keep communication moving.
Keep deadlines from becoming emergencies.
Help get everyone to closing.
And when things get a little chaotic?
That’s when you call the Chaos Coordinator.
